All cancellations must be made to the owner by personal conversation.  No e-mail or voice mail please.   (You will be given a cancellation code for your records.)

Group Booking Cancellation Policy:
Cancel MORE than 45 DAYS prior to arrival - $25 p/ bedroom Administrative Fee Charged
Cancel LESS than 45 DAYS prior to arrival -Lose one night plus deposit
Cancel Less than 15 DAYS prior to arrival - Lose the entire booking amount
(a signed contract is required stating that you agree to these Fees)

A credit card is required to secure your reservation, and the 1st night is run at the time the reservation is made.  However, if you wish to pay the remainder by check, the total remaining amount must be paid 45 days prior to arrival. No personal checks will be accepted at check-in.  You may pay by Traveler's Check or cash at check-in. No money will be refunded if your Traveler's check is for more than the amount due. This policy is due to foreign traveler scams.

Minimum 2 night stays is required on all reservations.
Memorial Day, Labor Day & Thanksgiving weekends require a minimum 3 night stay   We stand firm on this issue.
